Ask most Marin homeowners about their water quality and you’ll hear some version of the same answer: “Our water is soft. We’re lucky.” The reality is more complicated. Depending on where in the county you live and what time of year it is, the water coming out of your tap may be closer to moderately hard than soft. That difference matters more to your pipes and appliances than most people realize.

Homeowners notice white buildup on a showerhead or hear a rumbling from the water heater and assume it’s an isolated problem. Often, it isn’t. It’s the visible result of what moderately hard water does over years of cycling through pipes, fittings, and appliances in an older home. Understanding your water’s actual hardness profile is the first step toward knowing whether that damage is still accumulating.
What Marin County Water Actually Looks Like on Paper
Marin County is served by two separate water districts, and they don’t deliver the same water. Marin Water (formerly the Marin Municipal Water District, or MMWD) serves the corridor from Sausalito through San Rafael and into the San Geronimo Valley in West Marin. North Marin Water District serves the City of Novato and most of West Marin beyond that corridor. Water hardness is measured in grains per gallon (gpg), where zero is pure and anything above 7 gpg is generally classified as hard by the water treatment industry.
- MMWD reservoir-only water drawn from Marin Water’s seven local reservoirs on Mt. Tamalpais and in West Marin runs 2–3 gpg, which falls in the moderately soft range.
- Russian River imports that MMWD purchases to supplement local supply run 6–7 gpg before blending, pushing delivered water into moderately hard territory.
- The blended average that most central and northern Marin customers actually receive lands at 4–6 gpg, according to Marin Water’s own water quality reporting.
- North Marin Water District customers in Novato receive water drawn primarily from the Russian River system, which flows through sedimentary rock rich in calcium and magnesium carbonate, making hardness at the higher end of that range the norm rather than the exception.
The standard threshold for recommending a softener is 7 gpg. Marin’s upper blend range sits just below that line, and that proximity matters: “technically not hard” doesn’t mean your plumbing isn’t feeling the effects.
What Moderately Hard Water Does Inside Your Pipes
The mechanism is straightforward. Calcium and magnesium dissolved in water precipitate out of solution when water heats up or slows down, depositing on interior pipe walls as limescale. This is the same calcium carbonate you see as white crust on faucets. The scale builds gradually, narrowing the pipe’s interior diameter. Even a 1/8-inch layer can reduce effective flow capacity by 25–30 percent in a residential supply line.
Galvanized & Copper Pipe Vulnerability
The type of pipe in your home changes the risk profile significantly. Galvanized steel pipes, common in Marin homes built before 1980, have rough interior surfaces that trap mineral deposits more readily than smooth-bore pipe. Scale doesn’t just accumulate faster in galvanized lines. It also harbors corrosion beneath it, so the pipe is deteriorating at the same time it’s narrowing. Copper pipe is more resistant to mineral buildup but isn’t immune. Scale concentrates at joints, bends, and anywhere flow slows, and over time those deposits create conditions that accelerate pitting.
Corrosivity: A Compounding Factor
Marin Water’s own water quality report notes that the water supply has naturally corrosive characteristics and can leach lead from older home plumbing components. This detail tends to get lost in the hard-water-versus-soft-water framing, but it’s critical for homeowners with pre-1980 construction. A moderately hard supply that’s also corrosive creates layered stress on aging pipe systems: scale narrows the pipe while corrosive chemistry attacks the metal beneath. Neither problem alone tells the full story.
The Appliances That Show the Damage First
Pipes are hidden. Appliances give you the early warning signs that something is accumulating inside your system.
Water Heaters
Tank-style water heaters are usually the first casualty. As water heats in the tank, dissolved minerals settle as sediment on the tank floor and coat the heating element. The unit then has to work through an insulating layer of scale to heat the water above it. Research associates this condition with meaningful efficiency loss and shortened equipment life. Tankless water heaters aren’t exempt: mineral scale coats the heat exchanger, and without treatment or regular maintenance, that buildup can significantly shorten the unit’s service life. Anode rod degradation also accelerates when water chemistry is corrosive, compressing a tank heater’s lifespan further still.
Dishwashers & Washing Machines
Spray nozzles and inlet valves in dishwashers and washing machines accumulate scale over time, reducing wash pressure and appliance efficiency. Mineral deposits on dishwasher heating elements extend cycle times and increase energy consumption. The cloudy film on glasses after washing is the most visible symptom, but the mechanical stress on the appliance is happening at the same time.
Showerheads & Faucet Aerators
Reduced flow from a showerhead or faucet is almost always a mineral restriction problem before it’s anything else. The buildup you see on the exterior of the fixture is a direct indicator of what’s happening inside the supply lines and heating elements upstream.
Signs Your Home Is Already Feeling the Effects
Some of these symptoms are early-stage and easy to address. Others indicate that scale and corrosion have already progressed.
- White or chalky crust around faucet aerators, showerheads, and drain openings is the most visible early indicator. If minerals are depositing on exterior surfaces, they’re accumulating inside pipes and on heating elements too.
- Reduced water pressure at fixtures furthest from the main supply line suggests scale has narrowed the lines serving those endpoints. Rumbling or popping sounds from the water heater signal sediment accumulation on the tank floor.
- Cloudy glassware that doesn’t clear after rewashing is a mineral film problem, not a soap residue problem.
- Pinhole leaks or corroded fittings in copper lines are the late-stage signal. At this point, treatment can stop further damage from accumulating, but it won’t undo what’s already built up inside the pipes.
Treatment Options That Match Marin’s Water Profile

Ion exchange water softeners are the most widely used method for preventing limescale in residential plumbing. The system works by passing water through a resin tank where calcium and magnesium ions are replaced with sodium or potassium ions. The softened water that reaches your pipes and appliances no longer deposits scale, and existing scale in the system can dissolve gradually over time. Sizing matters: a unit calibrated to the wrong household volume or gpg range either regenerates too frequently or doesn’t treat water effectively enough.
Portable Exchange Service Softeners
For homeowners who want to avoid brine discharge, we offer Portable Exchange Service softeners as an alternative to traditional salt-based systems. A pre-charged resin tank is installed at the home and exchanged on a service cycle by our team when it’s depleted. There’s no on-site regeneration and no brine discharge at the property. Whole-House Water Filtration
For homes where hardness is on the lower end of the Marin range but corrosivity or sediment is also a concern, whole-house water filtration can address multiple water quality issues at a single point of entry. Filtration doesn’t remove hardness minerals the way ion exchange does, but it can be paired with a softener or used independently depending on what the water analysis shows.
What to Do About It
Marin’s water isn’t uniformly soft, and it isn’t alarmingly hard. But the moderately hard range that many homes in San Rafael, Novato, and surrounding areas sit in is enough to shorten appliance life, gradually narrow pipes, and compound the corrosion risk that already exists in older plumbing. Homeowners who catch this early and treat it appropriately typically spend significantly less over time than those who replace a water heater or repipe a bathroom after the damage has already run its course.
